The location is very close to the station which is fab. The retail park is close for shopping too. The area isn’t peaceful, but it’s great if you travel into the city for work.

How has the building management responded to any problems or issues you have raised:

Badly, they said the issues are things they are working on. For example, the concierge is not 24 hour like advertised, and the management disabled all of our intercoms so we simply can’t recieve parcels unless they are left unattended, when I raised this issue the manager told me that too many people are ordering parcels.. just one examples

Please share one thing (or more) which you wish you had known before you moved in:

I wish they were honest about the extra cost of facilities, that some of them would be closed, and that this area was a car free development so I can’t park anywhere

I love living at The Sessile. The staff are all friendly and helpful. A special shout out to Jinia who helped me with a specific query. Highly recommend if anyone is looking for elevated living.

How has the building management responded to any problems or issues you have raised:

Responsive and helpful. I’ve never had any issues with my queries getting resolved.

Please share one thing (or more) which you wish you had known before you moved in:

That the private spaces for hire aren’t free. But if no one is using them you can use them for free. Not a huge deal but would be better to be informed during the viewing to avoid feeling surprised later.

The area is really nice, parking is an issue. Rest everything is very clean and organised. Easily accessible to various parks of london

They responded promptly and was dealt with professionally.

I think the gym could be better with a few more leg equipments.

Great transport links with Tube and National Rail nearby. Quiet despite being by a main road thanks to excellent soundproofing. Few cafes, but a great one opened in our building. Lovely park for walks. Easy and well-organized waste sorting. Safe, clean area with helpful building staff.

How has the building management responded to any problems or issues you have raised:

The building management team was exceptional. Anytime we had an issue - whether it was a question about deliveries, billing, or general building maintenance - they responded almost immediately. Imran was especially helpful, always on-site, friendly, and ready to assist with anything we needed. He even helped us with printing, provided moving boxes when we were leaving, and followed up to make sure everything was resolved. The team genuinely cared about residents and made us feel supported at all times.

Please share one thing (or more) which you wish you had known before you moved in:

One thing we wish we had known before moving in is that the area, while very convenient for transport and daily essentials, doesn’t have many cafes or restaurants nearby. It’s something you might not notice during a viewing, but we found ourselves wishing for more local dining options. Thankfully, a fantastic specialty coffee shop opened inside the building during our stay - we became such regulars, they basically knew our orders by heart.

Please tell us about the good and bad aspects of living in your local area:

I have lived here for four years, from brand new. I absolutely love it! I like the diverse and multicultural population. The range of star rated restaurants are not easy to find within walking distance. However, with the excellent transport link, one can easily travel to nearby locations for services that are not yet available here. The retail park provides a range of well known shops, supermarkets and cafes , which are handy for shopping and recuperation. Oh, we also have our very own (Dear Coco) cafe in our building with a shared comfortable lounge area. We are close to a very nice park with a community cafe, sport courts/activity hub and children's play areas. There is the canal, Walthamstow Wetlands, and Tottenham mashes, all of which provide beautiful walks and picnic areas. The downside is that caution should be taken when visiting these areas at certain times of the day as personal safety could be an issue. Generally, the area is well lit and safe to walk home from the station at night. Occasionally there is a bit of rowdiness on match days. Traffic is heavy most of the time and with that comes noise but we get use to it. Limited free roadside parking but allocated prepaid parking can be purchased. Excellent Bin collection facility. The area is still developing but overall, it is a good location to live in and once all the regeneration work is completed, a new community will emerge.

How has the building management responded to any problems or issues you have raised:

With speed and efficiency. I recently moved to another flat within the same building. The service I received from Benedek, Kitti and Imran in particular, was second to none. Constantine and Mustafa also played a huge part in addressing my needs.

Please share one thing (or more) which you wish you had known before you moved in:

Had I known that the rent would rise as fast as it did, I probably would not have moved here.
