Please tell us about the good and bad aspects of living in your local area:
Croydon in general is not considered a pleasant city with not the best reputation. The area around No.26 is very different to this. With a number of nice grocery shops such as Amazon Fresh, Coop, Sainsbury’s and large Lidl just a 15 minute walk away and a number of gyms and restaurants around.
How has the building management responded to any problems or issues you have raised:
The only issue we have had over the years was the utility billing. A lot of people have been complaining about the bills only being estimated and therefore in some cases people have been overcharged or undercharged. The building management has recommended not to pay those bills until the situation gets resolved in order not to be charged extra.
Please share one thing (or more) which you wish you had known before you moved in:
Everything was pretty much clear prior to moving in.

3-min walk to the station with very frequent trains to the city, parking available for visitors. This part of the city’s nice and feel safe walking home from station but probably not the other side of croydon.
How has the building management responded to any problems or issues you have raised:
I have not raised any issues so far so no comments

Minor point - didnt know parcels wont get delivered straight to my door but go to reception every single time regardless of whether I’m home or not

You have access to multiple restaurants and grocery stores, also it is really easy to visit big shops like IKEA from here, sometimes the security in the area is not the best but I never experience a bad moment since a move here

They sent help in the next couple of hours if is something importante, and the services staff is amazing

The council tax is really high, one of the highest in London

There are about 4 convient stores near the building, and a trian station within about 7,8 minutes walking distance.
How has the building management responded to any problems or issues you have raised:
They responded my issue within three working days.

Transport here is more convenient than I expected.

Please tell us about the good and bad aspects of living in your local area:
Transport’s great – East Croydon Station is just a few minutes away and gets you into central London fast. Trams and buses are easy to catch too. The street itself is busy, so parking isn’t the best, but everything’s close by so you might not need a car. Bin collections are regular. There can be a bit of noise or litter sometimes, but nothing too bad. Overall, it’s a lively and well-connected place to live.
How has the building management responded to any problems or issues you have raised:
They were very nice, polite and helpful. I would like to praise Delphine especially for her promptness to solve my issues and the way she handled every question I had.
Please share one thing (or more) which you wish you had known before you moved in:
I wish I knew the internet situation. I’m not really happy with only one provider (Glide) and the prices are quite high.

Dear Matei, Thank you very much for leaving such a detailed and thoughtful review. The communal doors in the building are under constant review due to issues experienced following wear and tear over the years as well as external factors such as wind and air flow restrictions. This is particularly so in the basement areas where automation would unfortunately not work due to the strain on the door motors. We have however taken your feedback on board and will look into ways to make access to the bike store easier. Access to the building via the side and rear external doors was changed due to security concerns and they were converted to emergency exit doors only. Again, we will review this plan going forward to see if they can be converted back however the security of the building and all occupiers is a very high priority for us and we will ensure any changes do not impact this. It is great to know you have found interactions with our staff to be positive, our teams work hard to help all of our residents and guests and always look to make themselves available. We are particularly pleased to hear your praise of our colleague Delphine who will delighted to hear she was able to assist you promptly and efficiently.
